Construction Update and Activities for October 25 - November 30

Dear Neighbors,

Thank you for your ongoing patience as renovation work continues at Friends Seminary.

Beginning on Friday, October 27, our construction team will begin interior and rear demolition of the Townhouse buildings on 16th Street. The Townhouse demolition will be carried out systematically and with hand held tools, a process designed with the specific intent of minimizing noise and dust. The process is expected to take approximately six weeks to complete. Once the interior and rear areas are taken down, the process of foundation work and reframing the buildings will commence.

During the demolition process, work hours will increase on weekdays, from 7 AM – 9 PM (currently 7 AM - 6 PM), while Saturdays will remain the same, 9 AM - 5 PM. While the City has granted permission for us to work until 9 PM, we will make every attempt to finish as early as we can each night. Again, we apologize for the anticipated uptick in noise that is inevitable during demolition, and our construction managers will continue to do everything possible to mitigate dust and noise.

Thank you, again, for your ongoing patience. This renovation is vital, as it will make our campus 100% ADA accessible. This project will also result in the restoration and enhancement of the historic Townhouse façades, which will return the buildings to their 19th century design.

The following is a schedule of construction activity on the Townhouse buildings (212-216 East 16th Street) for the upcoming six-week period.

EXTERIOR WORK

  • Ongoing installation of protective scaffolding

  • Ongoing façade restoration of Townhouses

  • Wood stripping, repair and restoration

  • Window and terracotta restoration

  • Brick infill and mortar pointing

  • Commencement of interior and exterior demolition activities

  • Demolition and removal of party walls

  • Demolition and removal of floor slabs and slats

  • Demolition and removal of masonry walls to the ground

  • Installation of temporary weather wall protection in Hunter Hall

INTERIOR WORK

  • Removal of walls and decking

  • Ongoing utility surveying and coordination with ConEd

  • Ongoing mechanical, electrical and plumbing coordination
