Construction Activities for February 19 - March 30

Dear Neighbors,

Following is a overview of construction activities on the Townhouse buildings (212-216 East 16th Street) for the upcoming six week period.

Please note that, following completion this month of interior and rear demolition and the support of excavation program for the Townhouse buildings, weekday construction work hours have returned to the standard schedule of 7 AM – 6 PM (Monday – Friday), while Saturdays remain the same, 9 AM – 5 PM.

Please also note that no exterior construction activity will take place this upcoming Saturday, February 17th, nor on Monday, February 19 (President’s Day), nor the following Saturday, February 24.

Finally, for anyone who may have missed our communication earlier this week, a reminder that the next community construction forum will take place on Monday, February 26 at 6 PM at St. George's Episcopal Church (4 Rutherford Place). These meetings are open to all. Should you wish to RSVP, you may do so at www.friendsredevelopment.org/meeting.

The following is a schedule of construction activity on the Townhouse buildings (212-216 East 16th Street) for Feb. 19 - March 30.

TOWNHOUSES

EXTERIOR WORK

Ongoing façade restoration of Townhouses (16th Street)

  • Preparation activities for interior and rear Townhouse demolition — to commence before end of September; activities include:

  • Masonry work, including brick infill, mortar pointing and installation

  • Window and terracotta restoration​

  • Wood stripping, repair and restoration

Ongoing foundation work on the Townhouses (mobilization on 15th Street)

  • Rear yard soil excavation​

  • Installation of soldier piles for foundation walls and structural support​

  • Installation of support steel shoring and lagging (hand set) at the buildings’ foundations​

  • Pouring concrete – Please note that the concrete placement operation to pour the interior and rear yard foundation and slabs of the Townhouses has recently commenced and will continue for the next 3-4 months. During this time, neighbors should expect to see increased construction vehicle activity along 15th Street and along Rutherford Place during the work day as concrete trucks enter and exit the site for operations. Flag persons will be present at all times to assist pedestrians and safely monitor vehicles entering and exiting the site.​

INTERIOR WORK

  • Ongoing utility coordination and installation with ConEd​

  • Installation of stairwell stringers and treads​

  • Ongoing mechanical, electrical and plumbing coordination​
